Property POA or DLD POA - which one do you need?

These are not rival products, which is why comparing them on price or features gets you nowhere. Property power of attorney is the category: authority over property matters, wherever the property is. The Dubai Land Department page is written for one authority, because DLD publishes what it requires across several of its own services and that is worth a page of its own. The short version

Property POA is about the document and its scope: who may act for you, and exactly which property powers they hold. Selling, buying, leasing, mortgaging and managing are separate powers and none implies another.

The DLD page is about a counter. It exists because Dubai Land Department publishes the documents its transactions require, and one line of that list is the reason a property power of attorney exists at all.

What DLD publishes on title transfer

DLD’s title transfer service lists among its required documents the owner’s UAE ID "or an official power of attorney from the owner in case it is not present in person". It separately lists valid passport copies for non-resident owners, a letter from the transferor, and trade licences for companies. It states the service is delivered at the Land Department main headquarters, with a completion time of 25 minutes, and it publishes its fees — AED 250 per title deed, AED 250 for an apartment map, AED 250 for a villa map, AED 225 for a unified map (with Dubai Municipality), AED 100 for a land-plot map outside Dubai Municipality jurisdiction, plus AED 10 knowledge and AED 10 innovation per drawing.

That is an authority describing its own counter, and none of it is true of property powers of attorney generally. A page that can state it is more useful than one that cannot.

DLD names a POA in more than one transaction

Title transfer is not a one-off quirk. Across the services we have read, Dubai Land Department names a power of attorney wherever an owner (or party) is not attending in person. That pattern is why the DLD service page earns its own URL: it is the authority’s published answer to “what does DLD need if I am not there?”, repeated across counters rather than invented once for marketing.

What DLD does not publish

Worth stating plainly, because this is where pages on this subject tend to overreach. What DLD publishes is that it accepts an official power of attorney in place of an absent owner (and, on Ejari, how a Dubai-issued POA is entered differently from one issued elsewhere). It does not, on the title-transfer page we cite, publish particular wording the document must contain.

So we do not claim there is a DLD form of words you must match. Where an authority names something — RTA names a scope for vehicle ownership change — we quote it. Where it does not, we say so rather than inventing a requirement that sounds authoritative.

Cancelling a property POA at DLD

DLD also publishes a cancellation route. Its "Power of Attorney cancellation notarization application" is stated as a free service, completed in 20 minutes at the Land Department main headquarters, requiring an electronic copy of the UAE ID of the client and the attorney, or a valid passport for non-resident foreigners.

That is a process fact about cancellation at DLD. It is not a statement about when a revocation takes legal effect, or about acts the attorney already carried out — DLD does not publish those on that page, and we do not invent them.

Fee hygiene: keep three numbers apart

A DLD property transaction can involve authority fees DLD publishes for that service, a separate notary or ratification charge if your execution route uses one, and The Deedbox professional fee for preparing the document. Merging any of those into one “all-in POA price” is how fee pages mislead. The figures below are only what we can source; gaps stay blank.

Is a DLD POA a different kind of document?

It is a property power of attorney intended for a Dubai Land Department transaction. The distinction we draw is which authority will receive it, because DLD publishes what it requires across several services and that is worth reading before you prepare anything.

Does DLD require particular wording?

Not that it publishes on its title transfer page. What it publishes is that it accepts an official power of attorney when the owner is not present. We do not state a wording requirement we cannot source.

My property is in Abu Dhabi or Sharjah. Which page?

Property POA. The authority involved will be that emirate’s, not DLD, and we only quote requirements we have read from the authority that publishes them.

Can DLD cancel a property power of attorney?

DLD publishes a free, in-person "Power of Attorney cancellation notarization application" at the Land Department main headquarters, with a stated completion time of 20 minutes. That is the process fact. Effect on past acts is not published on that page.

Are DLD’s title-transfer fees the cost of the POA?

No. The AED 250-per-title-deed figure (and the map and knowledge/innovation fees beside it) is what DLD publishes for title transfer. The Deedbox professional fee for preparing a property POA is separate and is published on the Property / DLD service pages. Do not add them into one number.

Does a Dubai-issued POA work the same way at Ejari?

DLD’s Ejari service accepts a representative with an official POA, and it treats issue location differently: a POA issued in Dubai can be entered by number without attaching it, while one issued in another emirate must be attached. That is an Ejari process fact, not a claim that every DLD counter treats documents the same way.
