Cancel or revoke a Power of Attorney in Dubai and the UAE
Revocation is not one UAE-wide online form. The correct instrument and filing route depend on who issued the POA, where it is used and whether another person’s rights are involved.
What it is
A revocation instrument records that the principal, or in some published Abu Dhabi services the attorney, asks to withdraw all or part of an existing power. It is different from expiry: a POA that reaches its stated end date ends by time, while revocation is an active step. The notary, court, land department or other receiving authority decides its procedure, acceptance and legal effect. The Deedbox does not currently accept revocation orders online because the production template remains closed pending its final document-level review.

A principal who wants to withdraw authority they granted, or an attorney who needs the authority formally ended through a route that permits an attorney application.
There is no single “cancel POA Dubai” procedure
Start with the original document. Identify the issuing or notarising authority, the POA number and date, the principal and attorney, the powers to be withdrawn, and every authority, bank, developer, insurer or other party that has relied on it. A property POA recorded with Dubai Land Department is not the same filing as an Abu Dhabi notarised POA, and neither proves the route for a bank or a company.
Dubai Courts publishes a service for ratifying powers of attorney, but its current public service directory does not list a separate POA-cancellation service. That is a finding about the directory, not a claim that cancellation is impossible. Dubai Land Department does publish its own property-specific cancellation service. For any other Dubai POA, the actual issuing notary and every receiving party must confirm the route before the revocation is prepared.
Abu Dhabi publishes two different revocation services
The Abu Dhabi Judicial Department guidance manual lists ADJD-0014 for a principal applying to notarise a revocation and ADJD-0013 for an attorney applying to revoke. Both publish an authority fee, a two-working-day completion time, the ADJD website as the channel, and three required documents: Emirates ID, the document to be attested and the POA to be revoked. Check the current authority fee directly with ADJD before applying.
Both services include conditions where the POA involves another person’s rights. Those conditions belong to ADJD’s published services and must not be turned into a general rule for Dubai or the rest of the UAE. The manual also treats notifying the other party as an undertaking by the applicant; it does not say that ADJD sends that notification for them.

Dubai Land Department has a property-specific cancellation service
Dubai Land Department calls its service “Power of Attorney cancellation notarization application”. It publishes the authority service as free, with a stated completion time of 20 minutes at the Land Department main headquarters. Its required document is an electronic copy of the UAE ID of the client and attorney, or a valid passport for a non-resident foreigner.
Those facts apply to DLD’s property route. They are not a Dubai-wide cancellation fee, time or procedure, and DLD does not publish on that page when a cancellation takes legal effect or what happens to acts already completed under the POA.

Information needed before a revocation can be drafted
Provide the original POA, its reference and date, the issuing authority, clear identity details for the principal and attorney, and a list of the powers that should end. Say whether the whole document or only named powers are being withdrawn, and identify every organisation where the POA has already been submitted.
Do not assume that signing a new POA automatically cancels the old one, that a WhatsApp message is formal notice, or that one authority’s cancellation updates every bank, developer, registry or counterparty. Those are legal-effect questions and operational steps that must be confirmed for the actual document and recipient.

Common questions
How do I cancel a power of attorney in Dubai?
First identify the issuing authority and where the POA is used. DLD publishes a property-specific cancellation service; Dubai Courts does not currently list a separate cancellation service in its public directory. For a non-DLD document, confirm the route with the issuing notary and receiving parties before drafting.
Can I revoke only some powers?
ADJD publishes that its principal and attorney services may cover partial or full revocation, subject to the service conditions. Do not assume that Abu Dhabi wording applies to a Dubai or other-emirate document; confirm with the relevant authority.
Does a new POA automatically cancel the old one?
The official sources cited here do not answer that question. Treat the old POA as a separate document and obtain document-specific advice and confirmation from every authority or third party relying on it.
